RENTAL CANCELLATION POLICY
3. 1 All cancellations must be made in writing to the Landlord.
3. 2 If notice of cancellation is received more than 30 days before the start of the rental period, the 50% deposit will be retained by the Landlord as damages. It is possible to change the date without charge, subject to availability and current rates.
3. 3 If notice of cancellation is received less than 30 days before the start date of the holiday, 100% of the deposit is retained by the Landlord.
3. 4 If the cancellation is made after the start date of the stay, the Tenant is required to pay the full rental amount, except for the security deposit for breakages and damage, which is returned.
3. 5 In the event of force majeure where it is impossible on the part of the lessor to offer the stay or where the Government prohibits inter-regional groupings and/or travel, a credit of the deposit paid will be granted to the Tenant for the next 12 months or a refund will be made.

5. BUILDING RULES: USE OF RENTED PREMISES AND TENANT'S RESPONSIBILITIES
5. 1 Smoking is prohibited in the chalet.
5. 1. 1 Cigarette butts smoked outside must be collected and disposed of properly. It is forbidden to throw cigarette butts on the ground.
5. 1. 2 If the smell of tobacco is perceptible in the cottage, a minimum of $150 will be deducted from the deposit.
5. 2 A hot tub is provided with the chalet rental. By signing this contract, the tenant agrees to comply with the following regulations:
5. 2. 1 It is forbidden to leave children alone in the spa.
5. 2. 2 Prolonged swimming is not recommended. Always check with your doctor if you are advised to use a spa.
5. 2. 3 It is forbidden to eat in the spa; only drinks are permitted, and you must use plastic glasses or cans.
5. 2. 4 It is forbidden to pour any liquid whatsoever into the spa water (a necessary draining of the spa will result in a withdrawal of $200 from the security deposit).
5. 2. 5 You must rinse off before entering the spa.
5. 2. 6 To adjust the jets, you must stop the pumps beforehand.
5. 2. 7 The spa will be adjusted to 98°F, you must reset the temperature to this level when you leave.
5. 2. 8 Add a chlorine tablet directly to the water after each day of use.
5. 2. 9 Do not touch the filter or the spa treatment system.
5. 2. 10 The cover must be kept in the "closed" position when the spa is not in use.
5. 2. 11 By touching the spa's adjustment buttons, you can deprogram the spa. Do not touch more than one button in sequence or at the same time. No compensation will be offered if the spa deprograms.
5. 2. 12 If the spa breaks down as a result of misuse by the tenant, you may be charged a fee.
5. 3 Pets are welcome if they respect the following rules:
5. 3. 1 Remain on the premises at all times.
5. 3. 2 Be tethered at all times outside when not under their owner's supervision.
5. 3. 3 Not to bark or cause noise that could disturb the neighbourhood.
5. 3. 4 Do not climb or sleep on couches, beds or any other furniture in the cottage.
5. 3. 5 It is the tenant's responsibility to pick up after his or her pet at all times; penalties will apply if this is not done.
5. 4 Fires are permitted outdoors in the designated area.
5. 4. 1 The fire must be under control at all times and must not overflow the outdoor fireplace provided for this purpose.
5. 4. 2 Wood is provided on site for normal use.
5. 4. 2. 1 It is forbidden to cut trees or other vegetation in order to light a fire; only the wood provided may be used, no accelerants may be used.
5. 5 Boats and safety belts are provided on site.
5. 5. 1 It is the tenant's responsibility to ensure that the safety belts used are suitable for his weight and size.
5. 5. 2 Do not use the boats without seat belts.
5. 5. 3 Do not use the boats under the influence of alcohol or other substances.
5. 5. 4 The Tenant must notify the Landlord of any breakage or damage caused during his or her stay.
5. 6 The Tenant is responsible for any damage to property occurring in or on the rented property during the rental period, for any reason whatsoever, except damage resulting from construction defects, lack of maintenance, natural and technological disasters, and any damage normally covered by the Landlord's home insurance policy. The Tenant undertakes to indemnify and hold harmless the Landlord from and against any and all claims by whomsoever arising from damage for which the Tenant is responsible.
5. 7 The Tenant shall be liable for the actions of any other person on the Leased Premises.
5. 8 The Tenant undertakes to respect the rented premises and to return them in the same condition as on arrival. Furniture and objects at the Tenant's disposal must be treated with care and used only for their intended purpose.
5. 9 The Tenant agrees to use only the rented premises and to respect the space of neighbors and residents in the area.
5. 10 The Tenant is responsible for any damaged furniture or objects, and for any damage caused to the rented premises, including the grounds and outdoor equipment.
5. 11 The Tenant agrees to observe reasonable rules of conduct and not to disturb neighbors and residents of the area. The Tenant shall keep noise levels within reason, both inside and outside the unit. After 10 p. M. , noise must be kept to a minimum.
5. 12 Any defects discovered by the Tenant during the rental period must be reported
immediately.
5. 13 VISITORS: The number of persons permitted per accommodation unit as stated in this contract may not be exceeded (regardless of the age of the occupants) at any time. Our septic systems are designed for a maximum of 6 people. If the number of persons mentioned at the time of reservation is not respected, an additional
25 per person, per day, will be deducted from the security deposit.
Visitors are accepted subject to agreement with the owner and possible charges.
5. 14 HEAT PUMP: Reset the temperature of the heat pump to 22°C upon departure.
5. 15 The tenant must pay attention to the septic installations of the property (possible charges if a plumber or specialist is needed in case of breakage):
5. 15. 1 No sanitary towels, cotton buds, tampons, condoms, handkerchiefs, wet towels, etc. may be flushed down the toilet. Only suitable toilet
toilet paper is accepted;
5. 15. 2DThe following may not be disposed of in sinks: cooking grease, vegetable oil, bleach, kitchen
bleach, kitchen waste, etc.
6. IMPORTANT CONDITIONS
6. 1 The Tenant agrees to abide by the rules and regulations of the establishment at all times. This commitment also applies to persons accompanying the Tenant and his/her guests.
6. 2 The premises may be rented for vacation purposes only.
6. 3 The facility can accommodate a maximum of 6 people.
6. 4 The Tenant may not assign his or her rights under the rental agreement or sublet the property.
6. 5 If the Tenant fails to vacate the premises on the day of departure at the time stipulated in the contract, an additional charge of $100 may apply.
7. CHECKLIST BEFORE LEAVING THE PREMISES
Before leaving the premises, the Tenant must ensure that :
7. 1 Dishes are washed.
7. 2 Housework is done.
7. 3 Garbage is disposed of in the designated areas.
7. 4 Windows are closed and locked.
7. 5 Exterior doors are closed and locked.
7. 6 Keys shall be deposited in the place provided by the Landlord.
8. GENERAL PROVISIONS
8. 1 This short-term rental agreement may only be amended in writing.
8. 2 If any term or condition of this Agreement is held to be invalid or unenforceable, the validity of the remaining terms and conditions shall not be affected. In the event of a void and unenforceable provision, the parties shall reach an agreement that comes as close as possible to the economic objectives pursued by the parties in this contract.
8. 3 This document shall be governed by and construed in accordance with the laws in force in the Province of Quebec and Canada.
9. OTHER PROVISIONS
9. 1 The Lessor warrants that the Leased Premises holds a classification certificate issued by the Corporation de l'industrie touristique du Québec in accordance with the Tourist Accommodation Establishments Act and still in force.
9. 2 The Landlord shall not be held liable for any accident, injury or illness resulting from the Tenant's fault, which may occur to the Tenant or his guests during the stay. By accepting this reservation, the Tenant and his/her guests accept the risks associated with their stay at the property.
9. 3 The Landlord cannot be held responsible for the theft or loss of the property of the Tenant or his/her guests during the stay.
